Iowa’s New ADU Law (Senate File 592)
In May 2025, Iowa Governor signed Senate File 592, a landmark housing law that requires every city and county in Iowa to permit at least one Accessory Dwelling Unit (ADU) on single-family residential lots. The law takes effect on July 1, 2025, and is designed to increase housing supply, expand affordable living options, and provide flexibility for homeowners across the state.
ADU Allowed Statewide: One ADU per single-family lot, either attached or detached.
Size Limit: Up to 1,000 sq. ft. or 50% of the primary home, whichever is larger.
No Extra Burdens: Local governments cannot impose stricter rules than for single-family homes (e.g., parking, owner-occupancy, or design mandates).
Fast Approval: Permits must be processed like single-family homes; applications not decided within 30 days are automatically approved.
This law standardizes ADU access across Iowa, cuts red tape, and opens the door for more affordable housing, multigenerational living, and flexible rental options in both cities and small towns.
